Southland Mall in Hayward, California grew out of an early-1960s development anchored by a freestanding Sears store, with a $20 million expansion in 1963 enclosing it into a full mall designed by Space Needle architect John Graham. Namdar Realty Group and Mason Asset Management have owned the property since November 2025, and current anchors include JCPenney and Macy's, with Hobby Lobby recently taking over a space once held by Dick's Sporting Goods, Kohl's, and Mervyn's before that. The mostly single-level center also includes a Cinemark theater.
