Named for Benjamin Franklin, Franklin Mall is a super-regional center in Northeast Philadelphia bordering Bensalem in Bucks County, previously known as Philadelphia Mills and still called Franklin Mills by locals. It once held 125 stores, a food court, and seven themed restaurants, drawing an estimated 18 million visitors in 2006, but by May 2026 stood 38 percent vacant. Lubert-Adler Partners is acquiring the property from Jones Lang LaSalle to redevelop it into a mixed-use complex.
